Building permits are generally required when you add new structures or physically change existing structures on your property. Building permits generally fall into two categories: commercial and residential. The following are samples of work that generally trigger a building permit from the city (please note, this is not a complete list):

  • Signs
  • Decks
  • Patios
  • New, relocated or replaced HVAC systems
  • Re-roofing
  • Commercial tenant improvements
  • Electric vehicle charging

Some work doesn’t need a permit. Not sure if your work requires a permit? Please email us at building@carlsbadca.gov, or call us at (442) 339-2719.

Permit Fees

Permit fees are typically based on construction valuation or unit cost. Construction valuation is based on the floor area of the project multiplied by a cost per square foot based on type of construction. Please note, additional fees may apply depending on scope of work, including but not limited to development impact fees (water meter, sewer, drainage, traffic, etc.).

To learn more please refer to the Fee Schedule. Fee Estimates for building permits may also be obtained by completing the Fee Estimate form (B-40), found under building application/forms, and submitting it to building per instructions on the form.

Inspections

Once a permit is issued, city inspections are required, and you must schedule these inspections. To protect citizens, the environment and meet state mandated safety guidelines, the Building Department conducts inspections of building and development throughout the city.
